The Ritz-Carlton brand had been all but locked out of the Waikiki market until Jason Grosfeld, principal of Irongate LLC, saw an opportunity others had missed and acquired a development site ideally located next to Waikiki’s famed luxury row, across from Fort DeRussy Park and just steps from Waikiki Beach. Irongate’s objective was to create an exclusive, rare and sophisticated real estate atmosphere built on the world’s best brands.
Working with Guerin Glass Architects of New York and S&P, the Irongate team envisioned an urban hotel-condominium masterplan in the heart of Waikiki that offered its residents an oasis of luxury experience with a touch of Hawaiiana. To complement the storied Ritz-Carlton reputation, Irongate created an ensemble of complementary brands: Internationally acclaimed chef Laurnet Tourondel’s farm-to-table BLT Market restaurant, Dean & Deluca’s New York style gourmet market and Tokyo’s leading sushi chef, Keiiji Nakazwa’s famed Sushi Sho restaurant.

To represent the range and depth of the luxury offering for The Ritz-Carlton Residences, Waikiki Beach, S&P crafted an international marketing and sales program built around Ritz-Carlton’s fabled “ladies and gentlemen serving ladies and gentlemen” culture.
Working with their local and international sales partners, S&P curated a series of highly targeted private events, exhibitions, and individual experiences targeted to high net worth individuals located in North America, Japan and China.
Collaborating with the S&P team elevates the buyer experience to a true white glove service.

HAWAII’S ICONIC ADDRESS SETS A NEW STANDARD
In the Summer of 2013, the first tower of the Ritz-Carlton Residences, Waikiki Beach was launched through a series of international targeted online to offline private sale events. The first offering of 423 private residences sold out within months.
Following on this success, the second tower was released the following year and sold more than 90% during its pre-sale phase. Today, the Ritz-Carlton Residences, Waikiki Beach represents the gold standard for branded service and Hawaii’s new iconic address.
